Short Term Rentals Are Prohibited

Single Family Residence Only

Lots 1-37, other than business lots, are restricted to "single-family dwelling house purposes only," meaning that the home is only used as a permanent residence by a single family. A short term rental is inconsistent with a "single family dwelling house purpose only" in the Broken Arrow deed restrictions.

Business Lots

Lots along SR 179 (Lots 1-6 inclusive and lots 31-34 inclusive) are designated business lots, with activity restrictions that do not allow short term rentals. No business may be conducted on non-business lots, and short term rentals are defined as a prohibited trade or business in the deed restrictions.

Guest Houses

A guest house without a kitchen is permitted on each lot, but cannot be used for rental or income purposes.  

No Rentals Less than 30 Days (2024 STR Amendment

No lot, or any portion thereof, shall be leased or rented, or otherwise advertised for lease or for rent, for a term of less than thirty (30) days. No lot may be used for vacation rentals or timeshare purposes. 


Rentals of thirty days or longer are not considered vacation rentals. There shall be no subleasing of Lots or assignments of leases.  Lots rented or leased for a term of less than thirty (30) days shall be deemed a prohibited trade or business and shall be deemed inconsistent with “single family dwelling-house purposes.”

Prohibited Activities

Lots 1-37 cannot be used for hire for the care or entertainment of persons.


No nuisances, offensive trades, or activities that harm the neighborhood’s residential value are permitted.
